A rented flat earns best when it is ready, fairly priced and covered by a clear agreement. Owners who skip these steps usually pay for it later in vacancy, disputes or repairs. Here is the order we suggest.

Get the flat rental-ready

Fix small defects before you list: leaking taps, loose fittings, paint, working lights and fans. Photograph every room in daylight. A clean, well-lit listing attracts better tenants and reduces negotiation on rent.

Price against comparable homes

Look at what similar flats in the same road or area are actually renting for, not only asking prices. Gated, well-managed addresses with backup power and security tend to attract families who stay longer, which can be worth more than a slightly higher monthly figure.

Check the tenant

Ask for identification, workplace or income information and references. Meet the household in person. A short, polite verification step protects both sides.

Put everything in a written agreement

The agreement should state rent, advance, due date, the term, who pays which utility and service charges, rules on subletting and pets, repair responsibilities and the notice period. Have it reviewed by a lawyer and sign it by both parties.

Record the condition at handover

Make a dated inventory with photos of the flat's condition and fittings, signed by both sides. It makes the end of the tenancy and any deposit discussion far simpler.

Decide who manages it

If you live elsewhere in Dhaka or abroad, a local team can handle viewings, agreements, rent collection and maintenance calls. See our rental page for how we support owners.
