Brochure square footage is easy to romanticise. Living with it every day is not. On Road 09 we offer two honest sizes — Type A at about 1,350 sq ft and Type B at about 2,700 sq ft — so families can choose without pretending every extra balcony pays for itself.

A household of three or four usually thrives in Type A: three bedrooms, attached master, a living area that takes a proper dining table, and two balconies. Guest rooms that sit empty six days a week are an expensive habit.

Type B suits multi-generational living, a home office that must stay quiet, or owners who want one floor to themselves. Four bedrooms and the larger plate make sense when two generations share mornings and evenings — not when you only want a guest room “just in case”.

Price the service charge, generator fuel share and furnishing cost against the bigger unit. Doubling the floor area rarely doubles happiness; it does raise monthly carrying costs. Walk both plans with the people who will actually sleep there.
